Navi Mumbai lies on the west coast of Maharashtra. It is situated in the eastern trans-harbour of Mumbai. The city was developed as a new urban township and satellite city of Mumbai in 1972. It is also the largest planned city in the world. The main purpose for building the city was to decongest the city of Mumbai.

Navi Mumbai covers 150 km of the total 720 km of the Konkan coast. There are totally 86 villages covering 39,400 acres within Navi Mumbai limits.

The commissioning of a wholesale agricultural produce market in Vashi and building of a commuter railway line between Mankhurd and Vashi in 1992led to a very high population and economic growth.

Navi Mumbai has a vibrant industrial activity in the regions of Mahape and Taloja. The last decade has seen a steady growth of IT/ITeS sectors as well. The satellite city has seen a high growth of residential development in the last 5 years.

Employment Opportunities

Navi Mumbai has a buzzing manufacturing activity in the state owned industrial estates. The Maharashtra Industrial Development Corporation (MIDC) areas in Taloja and Mahape have several SMEs. Taloja has several companies such as Asian Paints, Exide Batteries and Asahi Glass.
There are several IT/ITeS companies and software parks making their way into the satellite city such as Reliance group, Patni Computer Systems, TCS and Mastek. The next decade is expected to see a market domination by the IT/ITeS sector.

Connectivity

The Mumbai suburban railway is the most prominent mode of public transport in Navi Mumbai. This connects most regions of Navi Mumbai to the main city of Mumbai and Thane. The most important railway stations are Vashi, Belapur, Panvel and Nerul. Panvel is the only mainline station as well as the busiest railway station in Navi Mumbai. A new broad gauge line has been made functional between Panvel and Karjat. There are currently three express trains that use this line.
The Navi Mumbai Municipal Transport (NMMT) and Brihanmumbai Electric Supply and Transport (BEST) provide bus services throughout Navi Mumbai, Mumbai and other areas of Mumbai Metropolitan Region (MMR). There are regular BEST AC Kinglong and NMMT AC Volvo buses running between Mumbai and Navi Mumbai.
Navi Mumbai has the most advanced port in India: Jawaharlal Nehru Port Trust (JNPT) in Nhava Sheva near Uran industrial area. It is well connected to roads and handle about 65% of the country’s container traffic.
The Navi Mumbai International Airport is proposed in Kopra-Panvel area. This is expected to decongest the air traffic in Mumbai. The airport will be built through Public Private Partnership (PPP). The airport is expected to be completed in 2017.

Navi Mumbai is primarily an industry and investor driven market. Due to rapid growth of industrial activity post 1990, it has also emerged as a favorite location for end buyers.
Since 2007, 87,055 houses have been launched here. Out of them, about 65,400 units have been absorbed. The year 2010 saw the highest number of launches (approx. 28,240). However, soaring property prices put a dent on affordability post 2010. This increased the unsold inventory by 25% during the third quarter of 2012. Taking notice of this, developers have brought down the number of launches since then.

Developers have held back on new launches primarily due to cautious market sentiments owing to rising inflation and economic situation. Taloja is a fast developing residential and commercial hub situated in Navi Mumbai. It belongs to Raigarh district in Maharashtra State and lies in Konkan division and region. Connectivity

MIDC Road connects the area to Navade, Mahanagar, Tondhare, Devichapada etc. areas via bus service. Taloja has various bus stations on this road which include Ram Kisan Bus Station, Kauk Bus Station, Dena Bus Station and Marrsk Pendhar Phata Bus Station. The area is also accessible via train as the Navade Railway Station lies near Taloja just near the intersection of highway and MIDC Road. Taloja Panchanand Railway Station is also the neighboring railway station of the area. The Thane railway Station is the major railway station and is at a distance of 19 km from here. Chhatrapati Shivaji International Airport lies at distance of 25 km form Taloja.

Sometimes it’s a dream to be wealthy beyond your wildest dreams or a dream of one day seeing your name on the door.  It could even be the dream to be able to take your family on the vacation of a lifetime or to start your own business so that you can call all the shots.  Regardless of the business, it all starts with a dream of the kind of life you want to have and how you see yourself living it.  In order to achieve, you must have a big picture vision for your life.  You need a life plan first, then build your business around that.  Begin with the end in mind, as Steve Covey says.  You need to know how big you want your business to get.  Do you just want one great bakery or a chain of bakeries with wholesale and retail operations? Regardless of your choice, you need to understand how much money you need to start a business that can exist like that.  You also need to be careful that your dreams do not convince you that you will be an overnight success.  There are few very of those. The best thing you can do for your business is pray every day. One of other key ingredients in a successful business is patience, which can only come about through prayer.  In business, things rarely happen as you’ve planned them. My favorite bible verse is Proverbs 3:5-6 Trust in the Lord with all thine heart; Lean not on thy own understanding, in all thy ways honor him and he will direct thy path.  When you pray there’s no need to worry about anything.  Things always work out, even if you have to change course.

The bible also says in James 2:20 Faith without works is dead.  You should not pray for a big check, and then make no sales calls. You must have a business plan with a marketing plan that spells out your sales process.   Do you have a system for cultivating sales? How many sales calls must be made in for you to close the book of business you need to pay all your bills in a month? Do you use a CRM or Customer Relationship Management tool to track your contacts?  You need a sales plan and you need to make sure that you working your sales plan so that you put yourself in a position for a blessing.  A good friend of mine likes to say God already did the hard work for us, all we must do our small part here on Earth.

Marketing spending is an organization’s total expenditure on marketing activities. This typically includes advertising and non-price promotion. In a survey of nearly 200 senior marketing managers, 52 percent responded that they found the “marketing spending” metric very useful.To predict how selling costs change with sales, a firm must distinguish between fixed selling costs and variable selling costs. Recognizing the difference between fixed and variable selling costs can help firms account for the relative risks associated with alternative sales strategies. In general, strategies that incur variable selling costs are less risky because variable selling costs will remain lower in the event that sales fail to meet expectations.

Purpose

This metric’s purpose is to forecast marketing spending and assess budgeting risk. Marketing costs are often a major part of a firm’s overall discretionary expenditures. As such, they are important determinants of short-term profits. Of course, marketing and selling budgets can also be viewed as investments in acquiring and maintaining customers. From either perspective, however, it is useful to distinguish between fixed marketing costs and variable marketing costs. That is, managers must recognize which marketing costs will hold steady, and which will change with sales. Generally, this classification will require a “line-item by line-item” review of the entire marketing budget.

Rather than varying with unit sales, total variable selling costs are more likely to vary directly with the monetary value of the units sold – that is, with revenue. Thus, it is more likely that variable selling costs will be expressed as a percentage of revenue, rather than a certain monetary amount per unit. The classification of selling costs as fixed or variable will depend on an organization’s structure and on the specific decisions of management. A number of items, however, typically fall into one category or the other – with the proviso that their status as fixed or variable can be time specific. In the long run, all costs eventually become variable

Over typical planning periods of a quarter or a year, fixed marketing costs might include
  • Sales force salaries and support.
  • Major advertising campaigns, including production costs.
  • Marketing staff.
  • Sales promotion material, such as point-of-purchase sales aids, coupon production, and distribution costs.
  • Cooperative advertising allowances based on prior-period sales.
Variable marketing costs might include:
  • Sales commissions paid to sales force, brokers or manufacturer representatives.
  • Sales bonuses contingent on reaching sales goals.
  • Off-invoice and performance allowances to trade, which are tied to current volume.
  • Early payment terms (if included in sales promotion budgets).
  • Coupon face-value payments and rebates, including processing fees.
  • Bill-backs for local campaigns (a bill-back requires customers to submit proof of performance to receive payment or credit whereas an off-invoice are simply deducted from invoice totals). These are conducted by retailers but reimbursed by national brand and cooperative advertising allowances, based on current period sales.
Marketers often do not consider their budgets in fixed and variable terms, but they can derive at least two benefits by doing so.

First, if marketing spending is in fact variable, then budgeting in this way is more accurate. Some marketers budget a fixed amount and then face an end-of-period discrepancy or “variance” if sales miss their declared targets. By contrast, a flexible budget – that is, one that takes account of its genuinely variable components – will reflect actual results, regardless of where sales end up. Second, the short-term risks associated with fixed marketing costs are greater than those associated with variable marketing costs. If marketers expect revenues to be sensitive to factors outside their control – such as competitive actions or production shortages – they can reduce risk by including more variable and less fixed spending in their budgets.

A classic decision that hinges on fixed marketing costs versus variable marketing costs is the choice between engaging third-party contract sales representatives versus an in-house sales force. Hiring a salaried – or predominantly salaried – sales force entails more risk than the alternative because salaries must be paid even if the firm fails to achieve its revenue targets. By contrast, when a firm uses third-party brokers to sell its goods on commission, its selling costs decline when sales targets are not me.

Sometimes it’s a dream to be wealthy beyond your wildest dreams or a dream of one day seeing your name on the door.  It could even be the dream to be able to take your family on the vacation of a lifetime or to start your own business so that you can call all the shots.  Regardless of the business, it all starts with a dream of the kind of life you want to have and how you see yourself living it.  In order to achieve, you must have a big picture vision for your life.  You need a life plan first, then build your business around that.  Begin with the end in mind, as Steve Covey says.  You need to know how big you want your business to get.  Do you just want one great bakery or a chain of bakeries with wholesale and retail operations? Regardless of your choice, you need to understand how much money you need to start a business that can exist like that.  You also need to be careful that your dreams do not convince you that you will be an overnight success.  There are few very of those. The formula for success in a small business is dream + plan + pray + hard work = success

The best thing you can do for your business is pray every day. One of other key ingredients in a successful business is patience, which can only come about through prayer.  In business, things rarely happen as you’ve planned them. The big contracts never seem to come in as you’ve projected and the checks are not always as big as you need them to be and sometimes that’s a hard pill to swallow.  Keep in mind that when a contract that you just knew you had falls through your fingers, it’s really a gift.  That client might have been a nightmare to deal with or did not pay timely.  After all my years in business, I’ve learned a critical lesson about business:  God and I do not wear the same watch, and his timing is perfect.  You must wait on the Lord.

My favorite bible verse is Proverbs 3:5-6 Trust in the Lord with all thine heart; Lean not on thy own understanding, in all thy ways honor him and he will direct thy path.  When you pray there’s no need to worry about anything.  Things always work out, even if you have to change course.

The bible also says in James 2:20 Faith without works is dead.  You should not pray for a big check, and then make no sales calls. You must have a business plan with a marketing plan that spells out your sales process.   Do you have a system for cultivating sales? How many sales calls must be made in for you to close the book of business you need to pay all your bills in a month? Do you use a CRM or Customer Relationship Management tool to track your contacts?  You need a sales plan and you need to make sure that you working your sales plan so that you put yourself in a position for a blessing.  A good friend of mine likes to say God already did the hard work for us, all we must do our small part here on Earth.
